Congratulations! Now, how will you maximize the price of your home? Let’s face it, we all want to make money when we sell our home. That’s one of the reasons we bought a home in the first place!
Let’s start with price
Listen carefully to your agent’s recommendation on price. Pricing your home correctly could possibly bring you even more than asking price in the right market. If you live in an area that is very desirable and low in inventory, it’s very tempting to price your home on the higher side. Studies have shown that pricing your home in line with the comps or even a little bit lower can create an environment of urgency and you may get multiple offers over your asking price. Who doesn’t want to maximize their sales price?
Spa-Like Feeling
The second thing you need to pay attention to is the “feeling” people will have when they enter your home. We are living in a time of minimalism. Make`sure you clear the clutter, have your cabinets and closets organized and have your home smelling fresh. I am currently in love with my essential oil diffuser. 2 drops each of lemon, lavender, and peppermint. So refreshing! In the bathrooms, hang white shower curtains and set out white towels. Think about how the spa looks and feels when you go in for your massage.
Don’t forget outside
Always make sure the curb appeal is 100%. Weed and mulch the flower beds, trim the bushes, edge the driveway and mow the grass. Now the tough part; if your fence is falling down, replace it. If you need a new roof; replace it. Unless you are ready to sell at a reduced rate, these things are a MUST.
