Ah! Summertime…backyard barbeques, pool parties, family vacations, beach trips and my favorite, the smell of sunscreen. (I was a Florida kid)
Summertime is a busy time of year. Most families take their big vacations during the summer since the kids are out of school and the weather is favorable almost everywhere.
All those things are wonderful but can wreak havoc when trying to sell a house during the summer. You see, the seller’s best selling seasons are Spring and Fall. When the summer kicks into gear, sellers want to have their house sold already so they can use the summer to get settled into their new home. This is especially true if they have kids.
Sellers need to remember that since school is out, buyers may be having children in tow. Remember to make arrangements for your pets and pick up your breakables. The Agent and parents will watch the children as best they can but we all know how quickly those little humans can get away from us.
Looking at homes during the summer can be exhausting in the heat. Remember to keep the A/C at a comfortable temperature, especially if the house is vacant. If buyers come into a stifling, hot, house, they will immediately think the A/C isn’t working.
A really nice touch from a seller is a few bottles of cold water on the counter in an ice bucket with a note to the buyer. Talk about making your house stand out from the others! They would much more appreciate the water than cookies. Especially those melting chocolate chip kind.
Buyers also need to get ready to work around seller’s backyard barbeques, pool parties, and vacations. It may take a little more communication than normal while working around these summertime functions. The same goes for Sellers. The buyer may send over an offer and leave for a scheduled vacation the next day. This is where both sellers and buyers will rely heavily on the communication skills of their real estate professional. Technology becomes your friend here with e-signatures. Thank goodness, gone are the days of asking a buyer to track down somewhere to fax a document while they are on vacation!
Selling a home during the summer is really great, the neighborhood will be in full bloom, the grass green, and abuzz with activity.
